Get A Clue to Avoid A Lemon

One of the biggest fears we have when buying a house is that once we close and move in, everything will start falling apart.  Even though we don’t have a crystal ball to predict what might go wrong, here are some steps you can take to protect yourself.  One of these is a CLUE Homeowners Disclosure Report.

 

WHO PRODUCES IT?  The Comprehensive Loss Underwriting Exchange (CLUE) is a claims information database generated by LexisNexis, a business and legal research company.

WHAT IS IT?  The Home Seller’s Disclosure Report provides a five-year history of insurance losses on a property

WHEN DO I ASK FOR IT?  Request it from the seller, insurance agent or real estate agent when you make your initial offer

WHY SHOULD I REQUEST IT?  It will alert you to areas of the house where there’s been damage or repair, so you can let your home inspector know what to look for.  If you are selling your home, it might be beneficial to order one to see what’s in there.
